I just received the review shown below on a report I completed last week.  House sold for $163,000, I appraised it at $170,000.  Just looking for input before I am rude to this lender.



"The appraisal is sound and the appraisal is well within the comparable price range.  The appraisal could be accepted "as-is.  "Based upon the definition of market value, however, I see no reason to appraise over the contracted purchase price and suggest you "Accept when Revised."

Sure sounds like a direction of value to me, Carol. I know what I'd be tempted to say in my response ...

If this reviewer is an appraiser, it would be interesting to view the workfile

Perhaps the review appraiser needs to re-read USPAP.  The response is totally inappropriate.

Sometimes the things we have to confront are ridiculous.  Best of luck on it.
